By using the pricing module on this website, you agree to the following terms. Please read them carefully before submitting your estimate request.
1. Estimate, Not a Guaranteed Price
All prices displayed on this page are estimates based on general apartment size, service type, and standard conditions. The final price may be adjusted after our team reviews the scope of work. Common reasons for adjustment include:
- Heavy soiling, buildup, or neglected conditions not disclosed at the time of booking
- Additional time required beyond the estimated range
- Access complications (restricted hours, no elevator, walkup buildings)
A member of our team will contact you to confirm the final price, date, and time before any work begins. No cleaning is performed without your prior approval of the confirmed terms.
2. First-Time Cleaning Requirement
If you have not previously had a First-Time Cleaning with Cleaning Laboratory, we require one before scheduling recurring Basic Cleaning. First-Time Cleaning allows our team to bring your space to our baseline standard. If this step is skipped, the price of your Basic Cleaning may be increased to account for the additional work.
3. Minimum Order
The minimum order amount is $100. Orders below this threshold cannot be processed.
4. Service Types
The pricing module offers several cleaning categories. Each is designed for a specific situation. Choosing the right type helps us assign the correct team, time, equipment, and checklist for your space.
Basic Cleaning
Routine maintenance cleaning for homes already at a clean baseline. Covers dusting, vacuuming, mopping, bathroom sanitizing, kitchen surface cleaning, and general tidying. Designed for regular upkeep on a weekly, bi-weekly, or monthly schedule. Basic Cleaning assumes the space has been properly cleaned at least once before. If it hasn’t, a First-Time Cleaning is required first (see Section 2).
First-Time Cleaning
An extended initial clean that brings a space up to our working standard. Takes longer than Basic Cleaning because it addresses accumulated dust, grime, and neglected areas that routine visits do not cover. This is a one-time service that sets the baseline for all future Basic Cleaning visits. Includes everything in Basic Cleaning plus detailed attention to interior cabinets, appliance exteriors, baseboards, light fixtures, and buildup in bathrooms and kitchens. Also available per square foot for larger or non-standard spaces.
Deep Cleaning
Intensive cleaning priced per hour or per square foot. Goes beyond First-Time Cleaning to address heavy buildup, grease accumulation, soap scum, mineral deposits, and neglected zones. Appropriate for seasonal resets, post-illness sanitation, pre-event preparation, or any situation where standard cleaning is not enough. Deep Cleaning is a standalone service and does not require a prior First-Time Cleaning.
Special Cleaning: Kitchen Cleaning
A focused deep clean of the entire kitchen area: degreasing backsplash and range hood, cleaning inside the oven, refrigerator, and dishwasher, scrubbing grout and tile, and detailing all cabinet interiors. Designed for kitchens that need more attention than a general cleaning visit provides.
Special Cleaning: Move-In/Out Cleaning
Designed for vacant, unfurnished apartments and condos where tenants have moved out and the space needs to be photo-ready or move-in ready for the next occupant. Because the unit is empty, our team works systematically from ceiling to floor: every surface, fixture, cabinet interior, appliance, window track, and baseboard is addressed. Priced per hour. Commonly used by tenants recovering a security deposit, landlords preparing for new leases, and realtors staging properties for showings.
Special Cleaning: Eco/Green Cleaning
Cleaning performed exclusively with non-toxic, plant-based products: no chlorine, no synthetic fragrances, no aerosols. We use Seventh Generation disinfectants, Bon Ami powder cleanser, Method glass cleaner, Aunt Fannie’s vinegar floor solution, and HEPA-filter vacuums that capture 99.97% of fine particles. Recommended for households with infants, pets, allergy-prone residents, or anyone who prefers to keep chemical exposure to a minimum. Priced per hour.
Office Cleaning
This option appears in the pricing module for reference, but all commercial properties — offices, medical facilities, restaurants, galleries, and other business spaces — must be quoted individually. Please submit your request through our Contact Us page. We will prepare a custom estimate based on your facility’s square footage, layout, schedule, and any compliance requirements.
Post-Construction Cleaning
Available through direct inquiry only. After renovation, construction dust settles into furniture seams, cabinet interiors, window tracks, and air vents. This service uses HEPA-filtered dust removal, surface degreasing, adhesive and protective film removal, and fixture detailing. All work must be scheduled at least 3 days after construction is fully completed so that dust has settled and one visit is sufficient. Contact us for a custom quote.
5. Additional Services
The following add-on services are available only in combination with a cleaning order. They cannot be booked as standalone services:
- Cleaning Supplies Provided (if you prefer we use your own products, let us know)
- Cooking
- Dog Walking
- Laundry
- Ironing
6. Recurring Services
When you select “Recurring” in the pricing module, you are indicating your preferred cleaning frequency. You will be asked to choose preferred days of the week and time of day (morning or afternoon). The exact schedule will be confirmed by our team via phone, SMS, email, or WhatsApp. Recurring arrangements can be adjusted or canceled with at least 24 hours’ notice before the next scheduled visit.
7. Commercial Properties
This pricing module is designed for residential services. If you need cleaning for an office, medical facility, restaurant, fitness center, gallery, retail space, or any other commercial property, please contact us through the Contact Us page for a custom quote.
8. Service Area
Cleaning Laboratory serves Manhattan, Brooklyn, Queens, Bronx, Staten Island, and Long Island. If your location falls outside these areas, please contact us to check availability.
9. Scheduling and Confirmation
Submitting an estimate through this module does not guarantee a specific date or time. After you submit your request, a member of our team will contact you — typically within 3 to 10 minutes during business hours — to confirm availability, finalize the price, and schedule your cleaning.
10. Payment
Payment is collected after the cleaning is completed. The final amount reflects the confirmed scope of work as agreed before the service begins. No prepayment or deposit is required at the time of booking.
11. Cancellation and Rescheduling
You may cancel or reschedule your cleaning with at least 24 hours’ notice before the confirmed appointment time. No cancellation fee applies when this notice period is met.
12. Client Responsibilities — Property Access
You are responsible for ensuring our team can access your property at the confirmed time. This includes:
- Providing keys, access codes, or doorman instructions in advance
- Arranging building access where required (service elevator, security clearance)
- Requesting a Certificate of Insurance (COI) in advance if your building requires one — we issue COIs at no extra charge
If our team cannot access the property at the scheduled time due to missing arrangements, the visit may need to be rescheduled.
13. Satisfaction Guarantee
If you are not satisfied with the results, contact us within 24 hours of service completion. We will send our team back to address the issue at no additional charge.
14. Insurance and Liability
All work performed by Cleaning Laboratory is covered by $1,000,000 liability insurance with an A++ (Superior) Best Rating. All our cleaners are W2 employees, not independent contractors. If any damage occurs during cleaning, we respond within 1 to 5 hours to assess the situation and resolve compensation within 5 business days.
